Ambassador East Apartments, LLC RESIDENT ACCEPTANCE STANDARDS AND QUALIFYING PROCEDURES
Ambassador East is dedicated to providing equal treatment to all people in the rental and management of residential housing and complying with the provisions and conditions of the Civil Rights Act of 1968 and the Fair Housing Amendments of 1988.
Every person and/or family making application for residency must complete a rental application. This application must be completed by the head of the household and any other persons whose income will be used for qualification purposes. In the case where roommates will be leasing an apartment, each roommate must fill out a separate application, sign the rental agreement and each will be held liable for the fulfillment of the entire agreement. A $25 nonrefundable application fee is required for each single applicant or $35 for a married couple. All applicants must be at least 18 years of age. Management/leasing will process the application (s) in the following manner in accordance with acceptance standards set forth as qualifying criteria.
INCOME: All listed sources of the applicant’s income must be verified and copies of documents verifying income may be required (pay check stubs, tax returns, 1099, etc.). Average gross monthly income must be equal to, or greater than, two-and-one-half (2 1/2) times the monthly rental rate.
CREDIT STANDARDS: A credit history will be obtained on each applicant. If the applicant has no credit history, it is accepted that the applicant has qualified credit. The credit history will be reviewed for slow payment, collections, past dues, repossessions, foreclosures, bankruptcies and court judgments. Dating credit history may be grounds for denial of a rental application. Any applicant who has a judgment against him/her from a previous apartment community will be automatically decline. Any other derogatory information which may be received (ie. felony convictions, noncompliance with previous rental agreements, etc.) will be grounds for denial of application.
EMPLOYMENT: The employment of all income contributing members of the household will be verified by contacting the listed employer(s). If the listed employer or previous employer refuses to provide information without written consent, applicant bears the responsibility to provide written consent to the employer so that verifications may be made by Ambassador East Apartments, LLC. The applicant must be in good standing with the employer and the employer must indicate a high probability for continued employment.
RESIDENCY: If the applicant’s prior residency was as a tenet of a rental property, verification must be made with the owner/agent of the property. Punctuality of rental payments during the lease and good standing with the landlord upon move out will be considered under this part of the acceptance standards. If the applicant was a homeowner, a mortgage payment history will be required.
OCCUPANCY STANDARDS: Resident occupancy of apartments at Ambassador East shall not exceed the following maximums: Efficiency/Studio 2 persons 1 Bedroom 3 persons 2 Bedroom 4 persons
LEASE TERM: Leases are only available for terms of six (6) months, nine (9) months and one (1) year.
DEPOSITS:
Security/Damage deposits are required to be paid at the time the application
is accepted by Ambassador East and a commitment is made to lease the
applicant an apartment. Deposits are set by Ambassador East management and
are subject to change from time to time. Apartments cannot be reserved
without payment of the appropriate deposit. |
